PROOF OF MINIMUM INCOME AND EMPLOYMENT POLICY
- All potential tenants will be required to provide proof of income and employment history before being approved for tenancy.
- Any applicant with a monthly income that is less than three (3) times the monthly rental rate of the property will be denied tenancy or will require a co-signer.
- Any applicant with less than three (3) months of continuous employment history will be denied tenancy or will require a co-signer.
- Martillo Management reserves the right to deny tenancy to any applicant at their discretion, taking into consideration the applicant's income, employment history, and other factors.
- Martillo Management may require a co-signer or a larger security deposit from applicants with a less than ideal income or employment history.
- This policy is intended to ensure that tenants are able to meet their financial obligations under the lease.
- This policy applies to all applicants, regardless of race, color, national origin, religion, sex, familial status, or disability.
- This policy is in compliance with The Fair Housing Act and Oklahoma state law.
CREDIT AND BANKRUPTCY POLICY
- All potential tenants will be required to submit to a credit check before being approved for tenancy.
- Any applicant with a credit score below 550 or a history of bad credit, including bankruptcies within five (5) years, will be denied tenancy. The exception being an applicant with insufficient credit history to calculate a fair score.
- Martillo Management reserves the right to deny tenancy to any applicant at their discretion, taking into consideration the applicant's credit history, income, and other factors.
- Martillo Management may require a co-signer or a larger security deposit from applicants with a less than perfect credit history.
- This policy is intended to ensure that tenants are able to meet their financial obligations under the lease.
- This policy applies to all applicants, regardless of race, color, national origin, religion, sex, familial status, or disability.
- This policy is in compliance with The Fair Housing Act and Oklahoma state law.
PREVIOUS EVICTIONS OR FORCIBLE ENTRY DETAINER POLICY
- All potential tenants will be required to disclose any prior evictions or forcible entry detainers on their rental application.
- Any applicant with a prior eviction may be denied tenancy. Any eviction or forcible entry detainer within one (1) year of the application date is grounds for immediate rejection.
- Martillo Management reserves the right to deny tenancy to any applicant at their discretion, taking into consideration the applicant's rental history and other factors.
- Martillo Management may require a co-signer or a larger security deposit from applicants with a history of evictions or forcible entry detainers.
- This policy is intended to ensure that tenants will comply with the terms of the lease and respect the rights of other tenants.
- This policy applies to all applicants, regardless of race, color, national origin, religion, sex, familial status, or disability.
- This policy is in compliance with The Fair Housing Act and Oklahoma state law.
CRIMINAL CONVICTIONS POLICY
- All potential tenants will be required to undergo a background check before being approved for tenancy.
- Any applicant with a felony conviction, of any nature, within five (5) years of the date of the application will be denied tenancy.
- Any applicant with a criminal history of violent crimes, fraud, or incidents related to methamphetamine production/distribution will be automatically denied tenancy, regardless of date of conviction.
- Any tenant found to have a criminal history of violent crimes, fraud, or incidents related to methamphetamine production/distribution after the lease has been signed will be subject to immediate eviction.
- Martillo Management reserves the right to deny tenancy to any applicant or tenant at their discretion.
- Martillo Management is committed to providing a safe and secure living environment for all tenants and will not tolerate any illegal activity on the premises.
- This policy is intended to protect the safety and well-being of all tenants and to maintain the integrity of the rental property.
- This policy applies to all applicants and tenants, regardless of race, color, national origin, religion, sex, familial status, or disability.
